What you will get when purchasing a plot ?

You will be the cadastral owner of the piece of ground for a hundred percent, knowing that you are allowed to build a house on it. Should you arrange the purchase of the ground at the same time as the request for a building permit, it is only a figure of speech to start building directly after purchase.

The place where you are allowed to put your house has already been excavated on the plot. The access from the common road has also been made.

In the cabinet or case on the plot you will find the water, phone and electricity connection, as well as the connection for the common waste water system. At certain plots a connection for the rainwater is also present.

You will also become 1/11 owner of the common property, which is described in the following chapter.

The parts of the common property

The big difference between a building plot and other projects that common property applies to, is that you are a hundred percent owner of the ground you purchase as building plot. You are also joint owner of a couple of matters that belong to the common property, which are:

* The main roads – there is a private road (for outsiders) from the public road to the different plots. This road is now accessible and hardened, but not covered by asphalt yet as it should be in the end. We do this deliberately until a fair part of the construction has been realized. The money that is needed for this finish has been reserved at a blocked banking account, which is a condition to acquire the rights of the building plot.

* The electricity substation – in 1993 we invested in the construction of an electricity substation where underground medium voltage coming from the common road is converted into low voltage (220 / 230 V) that is transported underground to the different plots.

* The dirty-water cleaning system – constructed in 2005 and consisting of a combination of a large septic tank with grease trap and collection system, at which the waste water is transported to a system with large trays of sand that filters the waste water even further. This filtered water eventually ends up in the woods by means of a draining system under the sand, so it can be further drained by means of an original stream. From the environmentally technical point of view, the very best system absolutely no handicap relating to smells or anything else, no engineering and no costs, except costs for emptying the grease trap once or twice a year.

* Woods – there is about 3 hectares of strongly inclining woods at the east side of the area. The dirty-water system has been constructed on a small piece of levelled woods. There are both conifers and broadleaf trees, under which large oak trees.
Cep and morel can also be found in the woods.
Except for a small amount for taxe foncière for these 3 hectares, there are no further costs for the woods.

* Parking place at the entrance – a piece of ground of about 650 m² at the entrance of Troglo Village will function as general parking place. We also have a standard place for refuse containers and possible glass and paper here for the 11 plots. This is also where the central water meter is located that makes sure we only pay one fixed charge for drinking water. The water is distributed to the plots from this ‘coffret’, and every plot has its own individual metre so the consumption of every plot is clear for a correct payment.

What do the regulations of the copropriété say?

The conceptual thought behind Troglo Village is to build beautiful, spatial houses at a magnificent location, with a beautiful view and with large gardens that give you the feeling of freedom.
That requires a common infrastructure. That is why there is private property and common property. The regulations are nothing more than a legal document that specifies who owns what specific property, and a manual on how to deal with that.

The administrative side of this can be confined to an annual meeting / discussion in which an administrator (syndic) is appointed that arranges some simple things. Decisions on possible changes will be made and checks can be performed.
